What's the difference between semi-custom and full custom?
Semi-custom starts from one of our standard designs and reworks the layout. Full custom starts from a blank page, designed around your block, budget and lifestyle.
Who designs my custom home?
Our in-house draftsperson, with Hayley Woodhead leading design, colours and styling. Plans are drawn and revised in-house, and each revision takes about two weeks.
How much does a custom home with Arcadia cost?
Entry-level custom homes start from around $400k to $450k. Your price depends on the design, your block and your inclusions, and our price lists include site costs.
Do custom designs cost more than standard plans?
Not always. On an average block without complex features, custom can price close to a standard plan. Big voids, long spans or a tricky site push the cost up.

Do you work with architects?
Yes. As well as drafting in-house, we work with architects on architectural builds. See our architectural build page for how we take their design to handover.
Can I design a custom home for a knockdown rebuild?
Yes. Most of our work is custom homes and knockdown rebuilds. We design around your existing block, then manage your knockdown rebuild through to handover.
