Custom home builders on the Sunshine Coast
Designed from a blank page around your site, your budget and the way you want to live. No two Arcadia custom homes are ever the same.
No templates, no compromises
As a builder for custom homes on the Sunshine Coast and in Moreton Bay, we draft every plan in-house, frame it with our own carpenters and price it with site costs included. Most homes we build are custom or knockdown rebuilds.
A custom home doesn’t need a million-dollar budget. Entry-level custom homes start from around $400k to $450k, and your final price depends on your block, design and inclusions.
A calm, considered journey
Choose how far you want to go. Tweak a standard home design, go semi-custom with our draftsperson, or start from scratch. We guide each decision through to key handover.

Our builder, Arcadia, was absolutely fantastic throughout our entire project. From the very beginning, their team was incredibly helpful, guiding us through every decision and making the whole build feel smooth and stress-free. Everything ran seamlessly, and any questions or concerns we had were handled promptly and professionally. Thanks to Arcadia and the team, the whole experience was not just efficient, but genuinely enjoyable.
We built our first home with Arcadia homes and the team went above and beyond to make our building experience a positive one. Mitchell understood our budget and our dream home vision and delivered. The build has blown away our expectations. We will forever be grateful for what Arcadia homes have been able to do for our family. We can’t recommend Arcadia homes highly enough, we will definitely be back to build with the team again in the future.
Arcadia Homes were an absolute pleasure to build with! We received our keys just before Christmas (completing the build eariler then expected) it was the best Christmas present ever, thank you Arcadia! The team allowed us to visit the construction site at certain periods of the build which allowed us to see if it was everything we pictured or if we had any concerns we could raise them right there so we can make an amendment. There planning was spot on and the only change we had was that we wanted a barn door which they happily helped us out with. when we build again, it will be through Arcadia homes for sure!
How much does a custom home with Arcadia cost?
It depends on your block, design and inclusions. Entry-level custom homes start from around $400k to $450k, and our live price lists show site costs from the start.
Do you build on sloping or difficult blocks?
Yes, regularly. We design custom homes for sloping, narrow and difficult blocks, including sites with over 600mm of fall that many builders won’t take on.
What is included in your fixed-price contract?
Your fixed-price Master Builders contract is issued once engineering, colours and plans are final, so it matches your home. Your inclusion level sets the standard items.
What is included in your advertised price?
The price we advertise is the price we expect you to sign. We build every estimate to reflect what your contract will actually look like, rather than opening with a low base price and adding items through the sales process. If something sits outside the price, we will tell you before you commit.
How long does the build process take?
Design usually takes 2 to 6 weeks, depending on your revisions, and building approval is lodged around week ten after that. We’ll talk through construction timing for your design at your consultation.
Can I make changes to a home design?
Yes. Like-for-like tweaks to standard designs are free, and three plan versions are included. Any bigger changes go through our in-house draftsperson as semi-custom work.
What is the difference between semi-custom and full custom?
Semi-custom reshapes one of our designs with our draftsperson. Full custom starts from a blank page. Browse our custom home designs to see where each one can go.
