About Arcadia Homes
A boutique custom home builder on the Sunshine Coast. Meet Mitchell, Hayley and the team behind every Arcadia home.
Our beginnings
Arcadia Homes started in 2017 with Mitchell Woodhead, a carpenter born and raised on the Sunshine Coast. Today he runs the business with his wife Hayley Woodhead, and together they’ve grown it into a Caloundra builder of custom homes and knockdown rebuilds.
Mitchell still prices every home himself, so the person estimating your build knows how it goes together on site. Hayley leads design, colours and styling across our homes.
Where we are today
Today we build across the Sunshine Coast and Moreton Bay. Our team includes regional supervisors, our own carpentry crews in both regions, an in-house draftsperson and an in-house colour consultant.
We keep growing, and you still deal directly with Mitchell and Hayley.
Purpose, vision & values
To build beyond the ordinary
Our mission is to build homes that suit the block they sit on and the people living in them. That means our own carpenters on site, drafting and colour selection in-house, and live price lists with site costs included from your first conversation with us.
Homes made for memories
We want every Arcadia home to be a place your family makes memories for decades. So we design around how you actually live, choose finishes with you at a dedicated colour appointment, and update you weekly through your client portal until key handover.
Communication
Weekly updates in your client portal, and a director you can reach directly.
Design-led
Hayley leads design and styling, with our draftsperson shaping every plan.
Uncompromising quality
Our own carpenters frame and fit out your home, overseen by supervisors.
Flexibility
Standard, semi-custom or full custom, on flat, sloping or acreage blocks.
Meet the team
Our team covers the key stages of your build, from estimating and drafting to colour selection, carpentry and site supervision. These are our own people, employed by Arcadia.
Mitchell and Hayley lead the team, with supervisors and carpenters in both regions.

Our builder, Arcadia, was absolutely fantastic throughout our entire project. From the very beginning, their team was incredibly helpful, guiding us through every decision and making the whole build feel smooth and stress-free. Everything ran seamlessly, and any questions or concerns we had were handled promptly and professionally. Thanks to Arcadia and the team, the whole experience was not just efficient, but genuinely enjoyable.
We built our first home with Arcadia homes and the team went above and beyond to make our building experience a positive one. Mitchell understood our budget and our dream home vision and delivered. The build has blown away our expectations. We will forever be grateful for what Arcadia homes have been able to do for our family. We can’t recommend Arcadia homes highly enough, we will definitely be back to build with the team again in the future.
Arcadia Homes were an absolute pleasure to build with! We received our keys just before Christmas (completing the build eariler then expected) it was the best Christmas present ever, thank you Arcadia! The team allowed us to visit the construction site at certain periods of the build which allowed us to see if it was everything we pictured or if we had any concerns we could raise them right there so we can make an amendment. There planning was spot on and the only change we had was that we wanted a barn door which they happily helped us out with. when we build again, it will be through Arcadia homes for sure!
How much does a custom home with Arcadia cost?
It depends on the design, the block and your inclusions. Entry-level custom homes start from around $400k to $450k. Our live price lists include site costs, so you can compare properly.
Do you build on sloping or difficult blocks?
Yes, regularly. We design and build on steep, narrow and difficult blocks, including sites with more than 600mm of fall that many volume builders won’t take on.
What is included in your fixed-price contract?
Your fixed-price Master Builders contract is issued once engineering, colours and plans are final, so it matches your home. Your inclusion level sets the standard items.
What is included in your advertised price?
The price we advertise is the price we expect you to sign. We build every estimate to reflect what your contract will actually look like, rather than opening with a low base price and adding items through the sales process. If something sits outside the price, we will tell you before you commit.
How long does the build process take?
Design takes 2 to 6 weeks depending on revisions. After that, building approval is lodged at around week ten. We’ll give you construction timing for your design at your consultation.
Can I make changes to a home design?
Yes. Like-for-like tweaks to standard designs are free, semi-custom changes go through our in-house draftsperson, and three versions of your plan are included.
